For owners
Your building’s system maintenance in one place.
For an apartment association board member and for the person responsible for a company’s buildings. Each system’s service diary lives in a shared centre, not inside one firm, and you make the decisions.
Pilot: the firm app is in use; the manager and owner side is built and being trialled with selected clients.
01How it works today
- 01A building is typically served by around ten firms, and each has its own way of sending acts.
- 02An owner with several contractors has several logins and portals, or none at all.
- 03Acts travel through the building manager’s inbox. The owner sees little of them.
- 04When the maintenance firm changes, the system’s history often stays with the old firm.
02What Holdis gives you
Free
Minu Holdis: your right, decisions, documents.
Own workspace
Paid, coming: the whole portfolio in one place.
03How it works from your side
- 1
You prove your right
A new representative of the owner proves themselves with electronic ID, Smart-ID first. It is done once.
- 2
You give the manager consent
The building manager asks for consent either to all systems of the building, which also covers systems added later, or to a listed set. You decide.
- 3
You decide who answers for what
When a firm wants to take over a system, it comes to your side for confirmation.
- 4
Firms add their acts
Every system carries a sticker with a short code. The firm adds the act to the system’s diary; a firm that does not use Holdis can attach a photo of the act at the sticker.
- 5
You see and download
The building’s documents are visible to you and can be downloaded as one ZIP file.
04Who sees what
- The owner is the root of the chain of trust. The firm answers to the manager, the manager to the owner.
- A building manager sees your building’s documents only with your consent.
- Anyone who scans the sticker sees the system’s service history card. Act documents are never public.
- New representatives of an owner prove themselves with electronic ID, Smart-ID first.
- Nobody deletes documents. Each side can only hide them in its own view.
- When the firm changes, the system’s history travels with the system.
05Questions
01Do I have to buy Holdis to see my building’s documents?
No. Minu Holdis is free: proving your right, deciding, downloading documents and asking firms. The paid part is your own workspace, which is planned and not sold yet.
02What happens when the building manager changes?
The documents and the systems’ history stay with the building, not with the manager. A new manager sees them once you give your consent.
03Does my maintenance firm have to use Holdis?
No. A firm that does not use Holdis can attach a photo of the act at the sticker. The act still reaches the system’s diary.
04Can anyone delete our documents?
No. Nobody deletes documents. Each side can only hide them in its own view; for everyone else they stay.
05What does a stranger who scans the sticker see?
The system’s service history card. They do not see the act documents, because those are never public.
06Does Holdis handle invoices?
No. Invoices are not part of the offer. An act may carry a mark such as “invoice received”, but Holdis does not process invoices.
